Every listing on this site has passed a four-step document check. If a developer fails it, we simply do not market them.

Land title
Certificate verified at the national land registry (BPN): registered owner, boundaries, no encumbrances.

Zoning
The exact plot checked against RDTR/GISTARU maps — residential or tourism zone, never agricultural green zone.

Permits
PBG building approval before sales, SLF occupancy certificate before handover. No permits — no listing.

Contract terms
Milestone-based payments, late-delivery penalties and exit clauses reviewed in the draft lease agreement.
How buyers pay
Instalments during construction
Developers in our catalogue split the price into a deposit and monthly payments until completion. We insist those payments track verified construction milestones and that penalties for late delivery are written into the notarial deed.
Buyers with crypto capital
Crypto is recognised in Indonesia as a digital financial asset supervised by the OJK, but it is not legal tender: under the Currency Law, property here is priced and settled in rupiah. Buyers convert their assets themselves through a licensed exchange and pay from a bank account in their own name. We do not accept, hold or convert crypto — we help prepare the source-of-funds documents that banks, notaries and AML rules require.
