What the project includes
On-site amenities: gym, co-working space, pool and bar, restaurant, indoor padel and squash courts, and a club house. The format is built for longer stays and for renting out — this is a serviced community rather than a standalone villa.
Location
Abianbase is a quiet residential area in the Mengwi district. The developer positions it as “the peaceful side of Canggu” and quotes roughly 15 minutes to Deus Ex Machina in Canggu, 20 minutes to Atlas Beach Club, 25 minutes to a shopping mall and 50 minutes to the airport. We verify these drive times on site visits — if reality differs from the brochure, the numbers here get corrected.
Tenure and payment
A 39-year leasehold. The developer offers instalments: a deposit followed by monthly payments during construction. Townhouses are advertised from $110,000 and lofts from $130,000. We request the exact instalment schedule and the specification of what furnishing includes in writing before every transaction — the brochure itself is inconsistent, describing the townhouse as furnished in one place and unfurnished in another. This is precisely why the contract matters more than the deck.
What we verify on this project
The land certificate at the BPN registry, parcel zoning against the RDTR maps (Mengwi contains agricultural zones where building is prohibited), the PBG permit for the current phase, and the SLF certificate at handover. We publish a project only after a signed agreement with the developer, and we share the document review with the buyer before any deposit is paid.
